Security - Fire Life Safety Director
Position Summary:
The Fire Life Safety Director (FLSD) is a licensed safety professional responsible for overseeing fire and life safety protocols within a commercial high-rise building, ensuring compliance with New York City Fire Code and FDNY regulations. The FLSD acts as the primary point of contact for all fire alarm events, drills, and building evacuation procedures.
This role requires leadership, composure under pressure, and a deep understanding of emergency systems and tenant communication procedures.
Responsibilities
Key Responsibilities:
- Serve as the on-site Fire Life Safety Director in compliance with FDNY requirements (Code 3 RCNY §113).
- Monitor, operate, and respond to building fire alarm and emergency communication systems.
- Direct evacuations, fire drills, and shelter-in-place protocols as required by NYC regulations.
- Maintain a current Fire Safety/EAP Plan and ensure all required logs, forms, and records are updated.
- Coordinate and lead fire drills and training for building staff and tenants.
- Supervise fire guards, security officers, and other personnel during fire/emergency conditions.
- Act as liaison with FDNY and other emergency responders during incidents.
- Patrol the premises to ensure safety standards, emergency lighting, and equipment functionality.
- Support general building security operations, including access control and visitor management.
- Complete required incident reports and submit documentation to property management.
- Attend training sessions and maintain certification in accordance with union and legal requirements.
Job Requirements
Minimum Qualifications:
- High school diploma or equivalent (GED)
- Current FDNY FLSD Certificate of Fitness (F-89 or T-89)
- Valid NYS Security Guard License
- Completion of all required union and FDNY training (OJT, 8-hour annual)
- Ability to remain calm and make sound decisions under pressure
- Excellent communication, leadership, and interpersonal skills
- Physically fit to respond to emergencies, including stairwell evacuation oversight
Preferred Qualifications:
- Experience as an FLSD in a commercial or high-rise building
- Prior supervisory or team lead experience in a building services/security role
- CPR, AED, and First Aid certifications
- Familiarity with NYC Fire Code and Office of Emergency Management (OEM) standards
- Working knowledge of building access control and fire alarm systems (e.g., Notifier, Simplex, EST)
