ONLY PERMANENT EMPLOYEES IN THE TITLE AND THOSE THAT ARE REACHABLE ON THE ASSOCIATE PROJECT MANAGER CIVIL SERVICE LIST ARE ELIGIBLE TO APPLY.Division/Program Summary:The Bureau of Facilities Planning and Administrative Services provide critical and comprehensive support to the Division in the areas of fiscal and personnel administration, contract administration, facilities planning and space management, customer service, Travel Desk services, materials management and fleet management.Position Summary:Under general supervision performs the Critical Role of Elevator & Fire Alarm Project Manager managing all elevator & fire alarm required work related to maintenance, installations, repairs, modernizations, violations, service calls, FDNY & DOB inspections, within all DOHMH owned building along with managing our Elevator & Fire Alarms vendors and the related Elevator & Fire Alarm responsibilities listed below.

Job Duties and Responsibilities:- Manage and oversee all Project Management & coordination related Elevator & Fire Alarm work necessary for new construction, rehabilitating, renovating, modernizations, service calls and maintaining.- Manage and oversee all Project Management & coordination related to all Elevator & Fire Alarm violations. Manage the Elevator & Fire Alarm processes required to resolve all violations from receipt of violation through resolution & dismissal of violation.- Manage and oversee all Project Management & coordination related to all Elevator & Fire Alarm vendor testing and inspections required by FDNY & DOB.- Manage and maintain tracking logs for all Elevator & Fire Alarm work, inspections, violations, service calls.- Review and approve Elevator & Fire Alarm vendor invoices, payments and requisitions submitted by vendors.- Determine the Elevator & Fire Alarm Scope of Work (SOW) required and method(s) to be utilized in the vendor's Work Order Authorization documents.- Ensure the Elevator & Fire Alarm projects are in compliance with the contract Scope of Work (SOW), working drawings, NYC Department of Building codes and regulations.- Read and understand Elevator & Fire Alarm construction, blueprints and schematics.- Monitor, review and/or inspect Elevator & Fire Alarm vendors work and contract administration for compliance with plans and contract specifications, prevailing wage requirements, site safety requirements, insurance requirements, and the City's vendor outreach programs; ensures vendors' acquisition of required permits and approvals.- Review for compliance and validity all Elevator & Fire Alarm plans and construction drawings submitted by DDC, DCAS, other NYC Agencies, A/E Consultant firms and contracted vendors.- Evaluates performance of Elevator & Fire Alarm vendors reporting on discrepancies and/or unsatisfactory performance.- When appropriate, issue field memoranda to Elevator & Fire Alarm vendors to enforce contract compliance issues; may order contractors to stop work due to site conditions or non-compliance with contracts; make recommendations regarding necessity for liquidated damages and other contract enforcement mechanisms, including default.- Ensure the formulation of Elevator & Fire Alarm punch lists by the vendors & the completion of punch list items; monitor time expenditures and overtime; review and recommend approval of contractors’ requests for time extensions.- Review for approval materials used by Elevator & Fire Alarm vendors. Recommend priorities; Resolve technical questions and issues.- Reports all Elevator & Fire Alarm hazardous conditions.- Review & approve Elevator & Fire Alarm vendors coordination of schedules, coordination of work to be performed, and/or coordinate scheduling.- Attend/participate in scheduled construction site and conference call meetings, review and develop progress reports and perform on-site inspections as needed.- Schedule and run job meetings.- Resolve differences between Elevator & Fire Alarm inspectors and vendors.- Work with the architect or engineer of record regarding change orders, interpretation of documents, shop drawing approvals, and other Elevator & Fire Alarm related issues.
